Visual Electrical Surveys

A visual electrical survey is intended as a means of identifying defects, damage and deterioration of the installation, together with the general level of compliance with the current national safety standard BS7671.  As this type of inspection does not involve any circuit testing, it cannot alone determine whether the installation is safe for continued use.  A full Periodic Inspection & Test to BS7671 would be required to establish this.

A visual inspection could however be used as an interim measure between formal
Periodic Inspection & Tests to visually identify damage or deterioration, such as in rented properties.

We would carry out the inspection and an NICIEC visual inspection report would be issued.

Periodic Inspection & Testing to BS 7671

This involves a full Inspection and test of the fixed wiring installation, complete with a full NICIEC report.

The maximum recommended interval between formal Inspection & Tests on domestic dwellings is 10 years, however for some commercial and rented properties the interval can be less (we can advise you on the recommended intervals - please contact us).

It is not just older installations that need to be checked as many properties change owners frequently and can be subject to DIY alterations, or work carried out by non-competent persons.  Rented properties in particular can be subject to misuse, and electrical defects can go unreported.

Typically properties over 20 years old may have inadequate earthing, bonding or circuit protection.  This, together with loose connections, are probably the most common problems found during inspections.  If left unattended they could lead to fire or electric shock.

A valid Periodic Inspection & Report could cost as little as 60 pence per week.

Many interested parties are now asking for these reports as a requirement, including:

  • Mortgage Lenders
  • Landlords
  • Insurance Companies
  • Surveyors
  • Property sales/purchase
  • Property Letting Agents

The Government is introducing the Home Information Pack in June 2007 to improve the process of buying or selling a home.  Please see the Government Communities website for the latest information.

As a company we do not undertake remedial works as we feel this could be seen as a conflict of interest with our inspection and testing services. However if you require, we can propose suitable NICEIC registered electrical contractors from our trusted associate resource to undertake any remedial work requirements.
